Description: SPLITS is a modern, user-friendly real estate web application designed to simplify property discovery, verification, investment, and transactions for Nigerians. The platform connects buyers, renters, real estate investors, developers, and realtors in one trusted digital marketplace.
The goal is to help everyday Nigerians—especially low-capital individuals—access verified land, houses, rentals, and investment opportunities without the stress, fraud, or agent overcharges common in the market.
SPLITS will feature personalized property matchmaking based on a user’s budget, location, and purpose, while also enabling small real estate investments with transparent ROI details. Developers and landlords will be able to list verified properties, upload documents, and connect directly with buyers. Realtors will have a simple tracking and referral system.
The platform will be built for performance, trust, ease of use, and long-term scalability.
Core Functionality: Visitors can explore multiple property categories, view verified listings, connect directly with landlords or developers, and even invest small amounts in vetted property projects. Each user sees tailored recommendations based on their budget and preferences. Landlords and developers can upload property documents for instant access, while realtors can promote listings and track their leads.
With matchmaking, property verification, investor tools, and multi-user dashboards, SPLITS becomes not just a listing site, but a full property ecosystem.
Technology Stack
Platform: WordPress CMS (Headless architecture with custom theme, plugins, and REST API/WPGraphQL for frontend decoupling)
Frontend Framework: Next.js 16 with React 19.2, Tailwind CSS, Turbopack bundler, and hybrid rendering (React Server Components + Partial Pre-rendering) for performance and SEO optimization
Marketplace Engine: Custom WordPress plugin development with WooCommerce components for property transactions, investment tracking, and commission management
User Management: Multi-role system (Buyers, Investors, Developers, Landlords, Realtors) using Members plugin, ACF Pro for extended profiles, and JWT Authentication for secure API access

Pre-Launch Requirements
Before deployment, the following should be made available:

- Brand Direction: Any existing brand preferences, competitor references, or visual inspiration (logo and full brand identity will be created as part of this project)
- Content: Website copy, property categories, investment tier structures, and user onboarding flows
- Payment Gateways: Paystack and/or Flutterwave API credentials
- Legal Documents: Terms & Conditions, Privacy Policy, and investment disclaimer
